Recently with the Baymont Hotel & Suites, Gainesville, FL, we did a complete exterior & interior restoration of a three story, wood framed, dilapidated property due to massive water damage from the PTAC units draining into the exterior wall cavities and failing exterior building envelope and sealants; resulting in the building being declared uninhabitable by the local building & fire departments. If the owners decided to demolish it, unbelievably, the county authorities mandated that the building footprint had to be moved 20 feet due to new zoning laws which would cost as much as $15 million to redesign, permit and rebuild; not to mention the years of lost revenue. East Coast Remodeling again got the call to structurally repair and restore the building. This was a huge undertaking involving the use of 30-ton jacks to go room by room leveling and restoring the wooden framed structure. All wood columns going up the 3rd story were replaced with concrete block columns and the wooden perimeter beams and floor joists had to be replaced on the 2nd and 3rd floors. Even the building officials were in awe of our accomplishments and East Coast Remodeling passed every inspection with flying colors and compliments of a job well done. To finalize the project, we redid the exterior stucco, painted the exterior, installed new white powder coated aluminum railings, new exterior deck coatings, repaired all the interior flooring and repainted the interior of the property thereby restoring the property and turning over an operational hotel within (10) months.
The local contractors were submitting pricing to the owner for twice as much as the price from East Coast Remodeling. We saved the owners time, money and from suffering a major financial loss.
